Your warranty, explained.

Your home at Rydon Village is covered by an ICW structural warranty, together with applicable manufacturer warranties for specific components and systems.

Initial aftercare period

Following completion, Drew Properties will manage any issues reported during the initial period of occupation. During this time:

  • ·reported issues will be reviewed and assessed
  • ·snagging and defects will be handled where appropriate
  • ·access may be required to carry out any works

Structural warranty (ICW)

Your ICW warranty provides cover for structural elements of your home for a defined period following completion. This typically includes:

  • ·foundations
  • ·load-bearing elements
  • ·structural integrity of the building

Full details are provided within your warranty documentation.

What is not covered

Warranty cover does not generally include:

  • ·normal wear and tear
  • ·routine maintenance
  • ·environmental effects (e.g. algae, weathering)
  • ·cosmetic ageing
  • ·issues arising from lack of maintenance or incorrect use

Manufacturer warranties

Individual systems and appliances within your home may be covered by separate manufacturer warranties. Examples include:

  • ·heating system (Grant Aerona³)
  • ·appliances
  • ·electrical components

Please refer to the documentation provided and retain all warranty information.

Your responsibilities

To maintain warranty cover, homeowners are expected to:

  • ·carry out routine maintenance
  • ·use systems in accordance with guidance
  • ·arrange servicing where required
  • ·retain relevant documentation

Failure to do so may affect warranty coverage.

Reporting issues

If you believe an issue may be covered under warranty:

  • ·report it in writing
  • ·include supporting information and photographs
  • ·allow reasonable time for assessment
