Congratulations on your new home. We have created this Homeowner Hub to support you as you settle in and to provide clear, practical guidance on how your home works and what to expect in the months ahead.
Our aim is to ensure you feel confident, informed, and supported.
Getting started
Moving into a new home is an exciting time, and we want to make the process as smooth as possible. Your handover includes:
- ·keys and access information
- ·certificates and warranty documents
- ·appliance and system guidance
- ·details on aftercare and support
If you have recently moved in, we recommend reviewing the sections below to help you get familiar with your home.
Understanding your new home
New homes behave differently to older properties. In the early months, it is normal to experience:
- ·minor cracking as materials dry and settle
- ·small adjustments to doors or fittings
- ·changes in sealants and finishes
- ·variations in appearance due to weather and environment
These are part of the natural process of a new home settling and are not usually defects.
Living at Rydon Village
Rydon Village is set within a rural Devon environment. This means your home is exposed to:
- ·higher levels of moisture
- ·seasonal weather changes
- ·shaded areas and natural surroundings
As a result, you may notice organic growth such as algae on external surfaces, and weathering of materials over time. These are natural environmental effects and form part of normal homeownership.
Looking after your home
Your home has been designed for comfortable, low-maintenance living, but like all properties, it requires ongoing care. Typical homeowner responsibilities include:
- ·maintaining ventilation and heating
- ·cleaning external surfaces such as render and paving
- ·keeping gutters and drainage clear
- ·general upkeep of internal finishes
Guidance is provided throughout this hub to help you care for your home.
Snagging & aftercare
It is normal for minor items to be identified after moving in. If you notice anything:
- ·please report it in writing
- ·include photos where possible
- ·clearly describe the issue and location
We will review and respond accordingly.
Warranty & support
Your home is covered by an ICW structural warranty.
- ·The initial defects period is managed by Drew Properties
- ·Structural cover continues under the warranty provider
