What is the Rydon Clubhouse
The Rydon Village Clubhouse is the heart of thecommunity — a welcoming space for residents to connect, relax, and enjoy a range of activities just a short stroll from home. What type of community is Rydon Village – quiet, social, or a mix?
Rydon Village offers a balanced community atmosphere. Many residents enjoy the peace and quiet of the setting, while others value the opportunity to engage with neighbours and take part in informal social interaction. It is neither intrusive nor isolated, instead, it naturally suits a range of lifestyles.
Is Rydon Village suitable for buyers moving from outside Devon?
Yes. Rydon Village is particularly popular with buyers relocating to Devon, offering a combination of modern, low-maintenance homes and a welcoming community within a well-connected market town. The area strikes an appealing balance between rural charm and practical convenience.
Are these homes only for over-55s?
Yes — homes at Rydon Village may not be sold to purchasers under the age of 55, as part of the planning consent for the development. If you have a member of the household under 55, please contact us to discuss as under some circumstances we can make enquiries to obtain a concession from Planning department.
Is Rydon Village a gated community?
Yes. Vehicle access is controlled at the entrance to the development, which adds an extra layer of privacy and security for residents.
Are the homes freehold?
Yes. All homes at Rydon Village are sold freehold, with a management company agreement covering the upkeep of communal areas.
Are there service charges and any other charges?
Yes, and these are detailed below; Estate Management Service Charge Homeowners are required to pay a proportion of the costs associated with maintaining and managing the communal areas and shared infrastructure across the development. This includes, for example: Private estate roads and footpathsLandscaping and open spacesDrainage systems and pumping equipmentEstate lightingEntrance gates and access control systemsGeneral estate management and administration The estate is currently managed by Deer Park Management Limited (or such other management company as may be appointed from time to time in accordance with the transfer documentation). The Estate Management Service Charge is not fixed and is based on the actual costs incurred in managing and maintaining the estate. Charges are typically collected in advance and reviewed on a regular basis. At the time of writing, the current budget equates to approximately £35 per month, however this figure is indicative only and may vary over time. Drew Properties does not control or set the level of these charges once the management arrangements are in place. Clubhouse membership OPTIONAL You contribute towards the operation of the Clubhouse. This is currently £55 per household per month, as set out in the transfer documentation, and may be increased periodically in line with inflation or as otherwise permitted under the legal agreements. Other Costs On completion, purchasers are provided with a set of home keys and 1 development gate fob. Additional or replacement fobs are available at an additional cost (currently £155 inc. VAT, correct at the time of publishing and subject to change).
Do the homes come with a warranty?
Every home is sold with a 10-year ICW structural warranty, which is recognised by UK mortgage lenders and is transferable on resale.
Are pets allowed?
Pets are generally welcome, subject to reasonable management guidelines.
How energy-efficient are the homes?
Each home is heated with an air-source heat pump and underfloor heating, and achieves a EPC B rating.
