Welcome to your new home.
Your move-in day
Moving into your new home is an exciting milestone, and we aim to make the process as smooth as possible. On the day of completion, you will:
- ·receive your keys and handover documentation
- ·have meter readings recorded
- ·be shown how key systems operate (including heating and hot water)
- ·be provided with contact details and guidance on aftercare
We recommend allowing sufficient time on the day to familiarise yourself with your new home and ask any questions.
Settling in
During your first few days, we recommend that you:
- ·test heating, hot water, and appliances
- ·check that ventilation systems are operating correctly
- ·review your documentation and manuals
- ·ensure utilities accounts are set up
- ·register appliances and systems with manufacturers where applicable, as this can help ensure warranty cover is activated and simplify any future servicing or repair requests
Manufacturer registration details are typically included within your appliance documentation.
If anything does not appear to be operating as expected, please report it in writing.
The first few weeks
As you begin living in your home, it is normal to notice:
- ·minor adjustments required to doors or fittings
- ·small cosmetic items that were not visible before occupation
- ·condensation as the home begins to dry out
- ·differences in how heating operates compared to previous homes

Early snagging
It is common for minor snagging items to become apparent once the home is in use. If you identify any issues:
- ·report them in writing
- ·include photographs and clear descriptions
- ·note the location within the property
This helps us review and respond efficiently. Further details are provided in the Snagging & Aftercare section.
Utilities & services
It is the homeowner's responsibility to set up utility accounts directly with providers following completion.
Electricity
You are free to choose your own electricity supplier. You may wish to contact your preferred provider to set up an account using your meter details and opening readings.
The current supplier at the property may be able to assist with initial account setup if you do not wish to switch immediately.
Water
Water services are provided by South West Water. Please contact them to set up your account:
Council tax
You are responsible for registering with Torridge District Council for council tax:
Important
We will:
- ·provide final meter readings to the current suppliers where applicable
- ·notify relevant parties of completion where required
Please ensure accounts are set up promptly to avoid interruption to services.
Getting familiar with your home
Your home may feel different from previous properties, particularly in:
- ·heating performance (air source heat pump system)
- ·ventilation requirements
- ·general behaviour as materials settle
