From reservation to handover day.

Buying a new home should be exciting, not overwhelming. Here's what to expect when you reserve at Rydon Village, from first visit to moving day.

Ongoing fees, transparently

When you become a Rydon resident you are liable for:

Estate Management

The development is subject to estate management arrangements, which include the maintenance of communal areas and shared infrastructure such as roads, landscaping, drainage systems, lighting and entrance gates.

Estate Management Fees are currently budgeted at approximately £35 per month, payable to the appointed management company, currently Deer Park Management Limited, and are subject to review in accordance with the transfer documentation.

Full details will be provided to your solicitor during the conveyancing process.

Clubhouse / Additional Services

The transfer documentation includes provision for a contribution towards a Support Centre and/or Clubhouse.

The availability and operation of these facilities may vary, and purchasers should rely on their legal documentation and enquiries to confirm any applicable services and associated charges.

    Reservation

    Pay your £1,500 reservation fee to secure your chosen home.

    Once reserved, the property will be held for you for a period of 28 days, during which time you should:

    • ·Instruct your solicitor
    • ·Submit your mortgage application (if required)
    • ·Progress matters towards exchange of contracts

    The reservation fee will be deducted from the purchase price on completion.

    Appoint your solicitor

    We recommend doing this within 5 working days. Our team will liaise directly with them to keep things smooth.

  3. 03

    Arrange your finances

    Secure your mortgage offer (if needed) or finalise proof of funds. We're happy to work with your broker or lender.

  4. 04

    Exchange of contracts

    You'll aim to exchange within 28 days. Once exchanged, your new home is legally secured and we'll confirm your estimated completion window.

  5. 05

    Personalise your home (if build stage allows)

    We'll offer optional upgrades such as turfing, flooring, or tiling. All upgrades are confirmed in writing via our Variation Agreement process — no verbal changes.

  6. 06

    Build updates & access

    We'll keep you informed of key build stages and let you know when your home is ready for a demonstration visit.

  7. 07

    Home demonstration & handover

    We'll show you how everything works — from heating to alarms. Then you'll complete and collect your keys on Legal Completion day.

  8. 08

    Move in & enjoy life at Rydon Village

    You're in. We'll stay on hand for any settling-in queries and introduce you to the Clubhouse and local amenities.
