The Personalisation Process
π How Variations Work
- Variations must be confirmed in writing β no verbal agreements are valid.
- Prices for upgrades are fixed at the point of agreement and must be signed off before work can begin.
- Variation costs are payable either upon Legal Completion or as otherwise agreed in writing.
- Once agreed, variations are non-refundable and non-transferable.
- Some variations may require an upfront deposit.
- Variations may affect the overall build programme and final completion date.
π° Examples of Common Variations
- Flooring Packages β Choose from carpets, tiles, or premium vinyl.
- Kitchen Upgrades β Upgraded worktops, integrated appliances, bespoke cabinetry.
- Gardens and Landscaping β Turfing, patios, planting, conservatories (subject to planning).
- Electrical Upgrades β Extra sockets, downlights, external power points, EV chargers.
- Bespoke Joinery β Fitted wardrobes, custom shelving, bespoke doors.
π Variation Agreement Process
To ensure everything is clear, all variations are captured in a formal Variation Agreement which outlines:
- The work to be completed
- The agreed cost, including any additional labour
- Any potential impact on build schedule or completion date
- The payment terms
You will be asked to sign this agreement before any variation work begins, ensuring there are no surprises later on.
π‘ Important Notes
- Variations are subject to availability and may only be possible if requested early enough in the build process.
- Some upgrades may not be available on all plots or may be restricted by planning conditions.
- All variation costs must be paid in full as agreed.
